I'd like to join Bims and the other Allenvest Land Fund (ALF) investors in a call for a detailed update. Selling Allenvest South obviously took more time than expected, and I've been wondering how this will impact on dividends. What are the bottom line results and how are they calculated? If that meeting did take place, a transcript should definitely be made available. Otherwise, another meeting should be scheduled and announced in advance through Group Notice so that most of us can attend.

That being said, Investor Allen has been doing a good job in general and AVIX do aeat up a lot of his RL time. These delays are therefore understandable, and it is my belief that ALF investors shouldn't get worried as their capital is garanteed in this investment's agreement.

Another relevant quote:

"In the terms of this deal, the shares can not lose value and can be resold back to Allenvest Financial Services after the land purchased has been sold out and before more land has been purchased. We call this a "cycle"."

This comes from the Land Fund Purchase Receipt that was sent to me by Investor Allen on 18/05/2007.

And here is my question to Allenvest Financial Services: since another sim was indeed ordered after Allenvest South, is it fair to believe - according to the above stated terms - that we can **now** resell back our shares at no less a price than their initial value?

Allen, no hard feelings but I think it is time to shed some light on this matter. :)

Thank you for the reply, Xavier. After the SLIB fiasco and the recent Ginko problems, I guess investors are more nervous. Two months without any real update is probably too long, in SL. :) Cheers.

When I do launch a land fund myself I'll make sure to have you as our accounting officer. :P Thanks for these insights - at this point, the ball is on Allen's side and he's about to return from vacation. So I am confident we'll have a complete update really soon and your numbers are a good starting point for a Land Fund shareholder's meeting.

Dear ALF shareholders,

I am pasting here the section of the report that pertains to the Land Fund. As one of the fund's main investors, I realize the following results are not those expected with our initial investment in May; but given the recent events that affected Allenvest (Ginko's breakdown, massive withdrawals from Allenvest Financial Bank after AVIX's sale to JTF, etc.), the figures given below are a good compromise, given the fact any investment has its risk factor. While there has been a frustrating lack of information regarding the Land Fund in the last 3 months or so, I think this report now answers our questions and is satisfying enough.

Each shareholder will receive credit for their initial balance in there AFB account no later than September 1st, 2007. Each shareholder will receive 1 Share in AIG for every share in the Land Fund. Basically it will calculate out as follows.

Initial Investment Per Share - .50L

Share Value After Liquidation - .50L Cash, 1 AIG Share (V.85) = 1.35L

You will find the balance in your account and the share in your CapEx account no later than September 1st, 2007

The AIG report has been posted in the announcements section of the main SLCapex page. I also pasted the information pertaining to the Land Fund in a new thread. After a long conversation with Investor Allen this afternoon and given the current state of SL economy, I believe these results could have been far worse.

There is a strong variation in stock value at the moment, and not only for AIG. Few long-term investors in the Stock Exchange and too many day traders, I believe. One important challenge for Capex, in my opinion, will be to reach better market stability, so we may achieve a more regular progession rather than having our securities bouncing around but not acquiring any solid growth. Personally, I intend to sit on those shares the necessary time until they do gain substantial value. As long as SL is running the way it does does, time is on our side, and Allen has some interesting projects under way. :)

I agree with Xavier - there has been times when it would have been easy for Allen to go bye bye, but he did face the music instead.

To me, this thread is yet further indication that investors are currently very nervous, hence the recent overall drop in a number of SLCapex stock prices. I would respectfully suggest, in the interest of all, that we all be careful in the next couple of weeks about what we write on the forums and how we write it. I'm not calling for censorship of any kind, I assure you, but rather for concerted efforts towards greater market stability. We all have a share of wealth involved, and so a share of responsibility about the outcoming value of this wealth.

Cold blood, guys. :)

I don't think anyone has received payment and shares yet. But when we do, may I suggest we avoid any easy dumping at low prices? To the Land Fund investors, these AIG shares are pure profit and some of us may be tempted to liquidate them fast, which in turn could significantly hurt the stock value.

In the best of worlds, a concerted strategy from all Land Fund investors would certainly help avoid devaluation. Would anyone be interested to discuss this? :)
